Some tenants know exactly when their contract is up. Some tenants try to get an extra few days until their new place is ready and make arrangements or agreements to allow this. Some just change the locks on the doors, and stay in the house, refuse to move, and cause a lot of trouble. When there is no communication, and people are breaking the rules, or the contract, they need to be served a notice.
Tenants are given written notice by a landlord to leave their apartment after their lease expires, this is called a notice to vacate. A section 21 notice is the most typical method to initiate the eviction procedure for a tenant with a shorthold tenancy. Notice is how your landlord communicates to you that they want you to vacate their property and the date by which they need you to move. This is only used when other forms of communication have failed. By using a section 21 notice, a landlord is not required to provide a cause for requiring you to vacate. If you do not vacate their property by the date specified in the section 21 notice, they may use an expedited path to get a possession order that does not need a court hearing
Generally, your landlord will accept a 30-day notice request to vacate. However, you should carefully read your lease agreement for specifics. Even though rental agreements include expiration dates and often demand appropriate notice, landlords must write a notice to quit or a notice to vacate letter. When you initially sign a lease, it’s a good idea to double-check the lease term and lease agreement, and the end date, so you are prepared for when it ends. Write this date on your schedule so you don’t forget.
