How to tell whether a ‘sell house fast’ firm is a fraud?

As a starting point, what is a quick sale? A quick sale is when a business proposes to acquire your house or finds a third-party buyer rapidly and pays cash, generally at a markdown from the actual market valuation of your property. With a quick settlement, you’ll tend to have less time to get a mortgage approved, examine the home inspection for specifics, and be set for a final deal.

So what’s with houses that makes them more vulnerable to these fraudsters? Well, scam artists target valuable houses since they can be sold for more of a profit. If there is a big value of a property and you buy cheap, you make more money. Hence, you must be vigilant whilst seeking a client for your property. Cash home purchase groups and enterprises who advertise themselves as “We Buy Any House” are usually too good to be true.  And if something is too good to be true…. Avoid it.

It is imperative to remember that legal companies and firms acting as cash property buyers that demand varying amounts for additional or ‘hidden’ costs are a scam. These fraudsters do this to benefit from the sale of your house. Occasionally, hidden fees are levied in the guise of up-front fees, survey fees, or other expenditures that are not always disclosed beforehand. A legal firm will not charge any additional costs, and the price indicated is the final price.

And another way to tell if a sell house firm is fraudulent is when they attempt to persuade you to lock into an arrangement; by locking in, you will be powerless to list your property to anyone else, and they may attempt to drop the price of your home.  Option agreements are inconveniently placed in the small print of the contract both you and the purchasing firm. Perhaps one of the most prevalent deals to be wary of is one with non-genuine businesses trying to gain access to sell your property with a third party. To avoid this fraud, always read the fine print.

There are always people trying to take advantage of you and your property. Be careful, and only work with trusted people.
